The Dubai Hills residential project, developed for the Client Emaar, is set in the prosperous Dubai Hills community within the Al Quoz area of Dubai.
The Dubai Hills residential project is set in the prosperous Dubai Hills community within the Al Quoz area of Dubai.
The design is for a premium midrise apartment community developed on a plot area of around 58,000sqm with an FAR ranging from 1.6-1.8 over the plots. The design offers 650 apartment units ranging from G+3 to G+6 and a product mix comprising of 20% 1 bedroom, 50% 2 bedroom and 30% 3 bedroom apartments.
The apartments are designed to maximise the views of the central park and connect the internal greens with the external open spaces creating a pedestrian environment. The apartments are modular and the designed as bays so that the product mix remains flexible and can be reconfigured according to market demands.
The façade design responds to the external street and internal courtyards by creating a hard external and a soft internal design vocabulary through a series of projecting balconies. The roof canopy marks a strong street presence and creates a shaded space which can be used throughout the year.
