BDP Quadrangle advances vision for Downtown Markham with new block 12 proposal

BDP Quadrangle has been at the forefront of shaping Downtown Markham into a vibrant, sustainable, and transit-oriented urban community for more than 20 years.

In close collaboration with The Remington Group, we have been transforming this 243-acre area into a dynamic destination that blends residential, commercial, office, cultural, and public space.

From the very beginning, our master planning vision for Downtown Markham has prioritized walkability, public realm, and transit integration, drawing inspiration from European urban principles. Over the years, our designs have helped shape the heart of Downtown Markham through projects such as Nexus, The Verdale, Rouge Bijou, Cineplex, Aviva, the Marriott Signature Hotel & Residences, York Condos, and the now-iconic Carousel — with Gallery Square and Gallery Towers set to complete this year. These spaces have not only defined the Downtown Markham skyline but have also established a strong sense of place and community.

Looking to the future, we are proud to be leading the design of Block 12, a significant new addition at the northern gateway of Downtown Markham. This proposed development introduces five residential towers, ranging from 15 to 41 storeys, with a combined gross floor area of over 159,000 square metres. The plan includes 2,139 residential units and nearly 3,000 square metres of retail and commercial space, fronting onto Birchmount Road and Verdale Crossing.

The site will be developed in three phases, each introducing a mix of towers atop mid-rise podiums. A central park, part of Phase 3, will connect the new community to the Rouge Valley Greenway System, supporting Downtown Markham’s continued commitment to nature and open space. It will also include a dedicated Innovation Space—an adaptable area for community programming—along with high-quality indoor and outdoor amenities.

Block 12 will be connected to Markham District Energy and is designed to align with city-wide sustainability initiatives, including the Wastewater Energy Transfer (WET) Project. Bicycle-friendly infrastructure and ample underground parking will further encourage a balanced, multimodal transportation experience.
