Project details

In an effort to address the pressing need for urban housing in Bristol without encroaching on the greenbelt land, the concept design for Gap House was launched. The Gap house is proposed to be built on a council-owned disused garage plot in the city. The proposed development features a row of nine affordable, one-bedroom, two-storey homes constructed using modular techniques, the homes will be constructed in hi-tech factory conditions and assembled on-site. Nestled between two rows of existing back gardens, the site will include ample green space and outdoor seating areas in front of each home, fostering social interaction and community cohesion.

These contemporary, cost-effective, and eco-friendly homes exemplify sustainable living. Leveraging modern methods of construction (MMC), the majority of the construction will take place in factories, minimising disruption to the existing neighbourhood. Furthermore, the Gap Houses will be insulated to reduce heating requirements and will utilise renewable energy from solar PV panels and air-source heat pumps, resulting in minimal environmental impact and low running costs.

Inside the homes, the layout is carefully optimised maximising natural light and vertical space to create a sense of openness. Thoughtful design and storage solutions ensure a spacious feel while maintaining privacy and avoiding overlooking neighbouring properties. Each unit features an open-plan kitchen-living area and bathroom on the ground floor, with a bedroom and spacious storage on the first floor.

As part of a broader research, development, and innovation program funded by Innovate UK, the project explores the potential of Modern Methods of Construction (MMC) to rapidly deliver beautiful, sustainable, and affordable homes at scale.
