The adaptive reuse of Bata’s former shoe factory in the Town of Batawa is the centrepiece of a vision to transform the former industrial town into a new model for rural sustainable development.

47 rental residential units, retail and commercial spaces, daycare, event space, and a rooftop terrace now occupy the original structure, enhanced with large windows, new balconies and a welcoming lobby.

Providing an alternative form of housing to single-family homes in a rural setting, the residential units come in various sizes to accommodate changing family needs and promote aging in place for residents who wish to downsize but remain connected to the community.

The project focuses on reducing its environmental impact by preserving the original 1930s concrete structure, saving 80% of its embodied carbon, and utilizing HVAC systems powered exclusively by geothermal energy.

Innovative insulation methods and detached precast concrete balconies further enhance energy efficiency and moisture resistance, setting a new standard for sustainable building practices.
