The Foundation project, formerly the Rackhams department store, is a transformative redevelopment aimed at revitalising Altrincham’s high street. Designed by BDP Architects and developed in partnership with Bruntwood and Trafford Council, this £13.7 million project spans 73,447 ft².

The redevelopment focuses on creating a vibrant hub for collaborative workspaces and leisure activities, integrating modern office accommodation with dining, beverage, and leisure facilities.
Key features include a two-storey extension, a central atrium for natural light, and a living wall that enhances biodiversity and energy efficiency. The project emphasises sustainability by retaining the original superstructure, reducing embodied carbon, and incorporating energy-efficient systems. The building’s all-electric design aligns with decarbonisation goals, and future-proofing measures include provisions for photovoltaic panels.
Foundation’s innovative design promotes social sustainability through user amenities, enhanced connectivity, and spaces that foster social interaction. Technological advancements, such as smart lighting and environmental control systems, optimise energy use. The project not only rejuvenates a key town centre asset but also sets a benchmark for sustainable and adaptive reuse in urban redevelopment.
