The vision for Grand Union is to open and transform a previously derelict 22 acre site, reconnecting the local area with the Grand Union Canal and River Brent, creating and improving routes to Stonebridge Park station and providing new homes, new employment space, public open spaces and local amenities.
Phase 1 comprises four separate buildings varying in height from 5 to 14 storeys accommodating 400 apartments, residents’ facilities, a community centre, nursery, food store, restaurant, café, residents’ car parking and high quality public realm.
A mix of tenures is provided including affordable rented, shared ownership and market housing for sale. Two of the buildings are solely for affordable housing with 72 apartments in total. Each apartment is designed to the same high quality design standards with a common language of external materials and finishes.
The buildings are arranged around a canal side piazza with a variety of active ground floor uses spilling out onto into the public realm. Conceptually internally and externally the design references the industrial heritage of the site with the re-use of ‘found’ materials, textures and colours reflecting the history of the canal.
The buildings are clad brickwork with subtle changes in texture and colour, internally the use of warm timber and contrasting metalwork detailing add to the industrial aesthetic. Podium gardens contribute to creating a green design with over 50% of the development given over to landscape.
